Feature in Focus: Are Downtimes Getting You Down? |
|
To get the most out of your equipment, it has to be available. So - do you ever wonder why certain pieces of equipment seem to be down more than they are up and running? Well, you can use PMXpert to easily track the Downtimes of your assets, whether they result from scheduled maintenance services or unexpected events. |
You can record Asset Downtimes in two different ways. First, when closing a service in a work order, the Close Service Wizard allows you to record the downtime(s) required by the service. Second, if the downtime is unrelated to a service, you can record it in the Assets screen under the Downtimes tab. You can view all of an asset’s downtimes under the Downtimes tab in the Assets screen. In addition to the dates, times and hours of the downtime, you can also record the related Work Order, a Description, and a Downtime Type. You define the Downtime Types in PMXpert, so you can set up as many as you need: Repairs, Scheduled PM, Out of Service, Part Not in Stock, Accident, etc. |
PMXpert’s built-in Reports can then help you review the information you recorded. The Asset Downtime report displays the days of downtime for each asset during a date range you select. The Asset Downtime Hours report displays the hours of downtime for each asset, including the percentage of time each asset is down. Once the information is in your hands, you can look for a way to reduce equipment downtime. Perhaps maintenance has to be re-scheduled so that it addresses problems before they arise. Maybe maintenance could be performed more efficiently by linking services together. Perhaps that piece of equipment is just a lemon! |
Tracking Asset Downtime is just one of the many great features available in PMXpert. You can read more about it in the PMXpert User Manual, in Chapter 3: Assets, Asset Downtime and Chapter 6: Work Orders, Close a Work Order Service. |

Helpful Hint: Set an Inactivity Timeout |
|
A new feature in PMXpert allows you to set an Inactivity Timeout so that PMXpert will automatically log out after a set number of minutes of inactivity. You do not need to set an inactivity timeout, but it is highly recommended for two reasons:
|
- It provides extra security for your confidential data, as it will shut down the program if a person is away from his or her computer for an extended period of time.
- If you have external backups set up to run after hours and a user accidentally stays logged into PMXpert, the inactivity timeout will log out that inactive user and allow the backups to run.
|
To set the Inactivity Timeout, select Setup | System Settings from PMXpert’s main menu, and click on the General tab. Under the Options area, in the Inactivity Timeout (Minutes) field, enter the minutes of inactivity after which PMXpert will automatically log out. By default, this will be set to 0 (disabled). Click Save. |
The Inactivity Timeout is one of the many enhancements added to PMXpert on a regular basis. Any time you want to see what is new in PMXpert, click on Help | What’s New in the program. |

Did You Know? Minimum Asset Meter for PM Service |
|
Did you know... that you can set the minimum meter that an asset must reach in order for the service to be pulled into the PM Schedule? |
As you probably know, if you have set up a metered asset with a meter service, PMXpert will calculate the service’s scheduled date using the estimated usage of the asset per day and the days per week. As the asset is used and the meter is updated, PMXpert recalculates how much longer before that asset reaches the required meter and adjusts the scheduled date accordingly. The service then appears on the PM Schedule for that scheduled date. |
However, a service can appear on the PM Schedule before its scheduled date if you select a future date on the calendar, e.g. viewing services a week in advance. Normally, you could select the service and generate a Work Order for it, even though it is not actually scheduled to be performed yet. However, if you set a minimum meter on the service, and the asset hasn’t reached the required meter, the service will not appear in the PM Schedule. In other words, the main point of setting a minimum meter on an asset service is to prevent services from being scheduled before they are actually required. |
For more information about this topic, consult the PMXpert User Manual at Chapter 2: Setting Up PMXpert, Step 6: Services, Entering Services, and Chapter 5: Generate a Schedule, How the PM Schedule Works. |
